Davidson has always been a popular little town with it’s beautiful homes along tree lined streets within walking distance to the picturesque main street and Davidson College. And I have always known it to be the priciest town in the area but a recent study by 24/7 Wall Street also found Davidson to be the richest town in all of North Carolina. Their study looked at the median annual household income in every town with a population between 1,000 and 25,000 to identify which town was the wealthiest in each state.
The median income for Davidson is $109,907, while for the state it is $48,256. Households earning more than $200,000 annually is 25.5% when only 3.9% of households in the state earn that much.
As is the case with most towns with a lot of high income households, there are many adults with a bachelor’s degree or higher. For Davidson, 69.1% of the adults have this distinction. For the state it is 29.0%.
These factors along with the small town nature of Davidson translate into high real estate prices as well. Average home prices have been above $400,000 since near the end of 2016 with the median now approaching $350,000.
