Fall 2023
In the fall of 2023, PulteGroup met with the Town of Davidson staff to discuss the proposed master plan. This initial meeting covered documentation and procedural requirements as outlined in Davidson Planning Ordinance Section 14.7. Following this, the developer conducted due diligence exercises and produced an initial Environmental Inventory documenting the site’s existing features.
Winter 2024
During winter 2024, further meetings took place to discuss necessary plan revisions to comply with Davidson Planning Ordinance requirements. The developer also shared the initial results of the Environmental Inventory.
February 2024
In February 2024, Town of Davidson staff and members of the developer’s project team met on-site to review existing conditions and the Environmental Inventory. This review was crucial for understanding the environmental aspects of the site before moving forward with the project.
March 19, 2024: Community Meeting
A significant milestone was reached on March 19, 2024, when the developer hosted a Community Meeting at 6:00 p.m. in the fellowship hall of Hopewell Baptist Church. This meeting, held in accordance with Davidson Planning Ordinance Section 14.5.3, aimed to review the project’s evolution and gather feedback from nearby landowners. The meeting was well-noticed and attended, providing valuable insights for the project’s next steps. The coming months will see the developer taking several critical steps:
- Data Collection: Collecting data to inform the Transportation Impact Analysis.
- Background Information: Compiling necessary background information for the Transportation Impact Analysis.
- Plan Revisions: Continuing to revise the plan based on feedback from stakeholders.
- Evaluation: Evaluating the plan against Davidson Planning Ordinance requirements.
After completing these steps, the developer may choose to submit a formal development application. Once this application is submitted, further details about the required processes and public engagement opportunities will be made public.
